Clarke Caton Hintz is happy to announce the honor of receiving a 2010 New Jersey Planning Officials' Achievement in Planning Award for its work on the Heritage Village Project in Lawrence Township, NJ.
The award was presented to Lawrence Township Manager Richard Krawczun on behalf of the development team which included CCH, the design architect, and CIS, the developer and manager of the housing project. Awards were presented at the annual NJPO Achievement in Planning Awards Banquet, held at the Woodbridge Hilton Hotel on April 23, 2010.
Heritage Village, a mixed-use project with retail services and affordable multi-family senior units, has set a high standard for excellence in design, creative affordable housing strategy, and for its role in redeveloping an ailing suburban corridor.
The project is located in Lawrence Township, Mercer County, not far from the Hamilton Train Station. The subject property consists of 2.38 acres at the intersection of Brunswick Pike (Alternate State Highway Route 1) and Cherry Tree Lane. The building contains approximately 7,200 square feet of commercial space (up to five commercial tenants) and approximately 4,500 square feet of community space on the first floor and 64 affordable units on the second and third floors.
With funding support from the Township, the county and the state, the pro¬ject was launched with a Master Plan Amendment in 1995 and the subsequent adoption of a Redevelop¬ment Area in 1998. The Heritage Village site was the most blighting influence within the Redevelopment Area, until Lawrence Township, looking to make a substantial positive impact on the area and achieve affordable housing goals, purchased and consolidated the properties involved.
The Heritage Village project serves as an example to municipalities across the state who are faced with the questions of how to develop deteriorating suburban corridors and/or how to offer affordable housing in a way that is consistent with neo-traditional planning principles as set forth in the State Plan.
